Environmental Site Assessments (ESA): Phase I

Industrial Hygiene Resources conducts Phase I ESAs that are thorough, professional and competitive. Our clients include business owners, property developers, and government agencies. Expanded ESA services often also include asbestos and lead-based paint inspections.

Phase-I-Environmental-Site-Assessment

Potential contamination can adversely affect the value of property relative to a re-financing or transfer of ownership. Our staff of environmental, health, and safety professionals will document the presence or absence of pollutants, and guide the client as to the significance of them, as well as the steps for remediation (clean-up) if appropriate. IHR Environmental Site Assessments are compliant with standards and practices of the EPA federal rule for environmental due diligence, termed “All Appropriate Inquiries (2006; AAI)”. The nine elements of conducting AAI include:

  • Reviews of government records
  • Reviews of historical records
  • Interviews
  • Visual Inspections
  • Degree of obviousness of contamination
  • Commonly known information about the property
  • Searches for environmental cleanup liens
  • Specialized knowledge or experience
  • Purchase price versus value of property if not contaminated
